Spacious and Gracious @ 82 York Road
82 York Road is a substantial and handsome tile-hung house. It is set in a mature garden with old brick walls and York stone paving which allows plenty of privacy for sitting out in fine weather. At the back of the house there is a terrace with an awning that can be extended to provide shade in the summer.

Inside the house is spacious and bright, with a large hall and elegant staircase. The lounge is furnished with easy chairs and has large sliding glass doors to the terrace. There is a lift to the first floor, for those who find stairs tiring.
Upstairs on the first floor landing there is a 'computer corner' with a broadband connection for the use of residents.

For security the house is fitted with a modern video-phone entry system. The fire and smoke alarms are tested regularly, and each resident is provided with a Safe-call personal alarm pendant.
Because 82 York Road is a large family house that has been converted, each bed-sitting room is different in size and individual features but all have en suite bathrooms. The charges for each room reflect these differences.
Access to local shops and town is provided by a regular bus service stopping within easy walking distance of the front door.

The Old House is an attractive, detached Grade 2 listed building in the Ewell Village conservation area
This delightful property is ideally situated within 50 yards of a bus stop and there are local shops, two banks, Post Office, library, social centre and two GP surgeries all within 700 yards. Epsom Town Centre is 1mile away.

Inside there is a comfortable communal lounge, a light and airy dining room and a large kitchen where the Housekeeper prepares lunch and evening meal.There is also a laundry room.

The side and rear gardens are large and attractive, providing both sunny and sheltered areas for sitting. To the rear of the garden is a small car park.

There are ten studio rooms of varying sizes four of which are downstairs and overlook the garden. Each room has a toilet and basin. There are three communal bathrooms, two have a bath, one of these also has a large shower cubicle: the third has a large shower cubicle.
For safety all Residents are provided with a community alarm, and for those who do not want to climb stairs, there is a lift.
There are regular social activities at The Old House, including, coffee mornings, outings and exercise classes.

Cosy and Convivial @ 82 Mulgrave Road
82 Mulgrave Road is a large converted detached house with great charm. At the front of the house there is paved off-road parking. To the rear the house overlooks an attractive lawn and flowerbeds, with a summerhouse and relaxing swing seat.

Inside, a cosy hall leads through to a comfortable combined lounge and dining area, with a sun loggia overlooking the garden. There is a lift to the first floor rooms.

The bed-sitting rooms at Mulgrave Road come in a variety of different sizes, each with a range of individual features. All the rooms are fully en-suite. The charges for the rooms reflect these differences.

Charges
What are our charges for residential accommodation?
The residential accommodation charges for our rooms vary according to their size, outlook and other aspects. They fall in the range of £200 to £245 per week. This works out at between £28 and £31 per day, which we believe represents outstanding value for money for the level and quality of services provided.
What are our charges for holiday accommodation?
The charges for our rooms vary according to their size, outlook and other aspects. They fall in the range of £40 to £45 per day
What is included in our charges?
The charges for both residential and holiday accommodation cover two nutritiously balanced home-cooked meals daily; house call and security systems; heating and lighting; house maintenance and repairs; council tax; some insurance of basic possessions; a resident housekeeper; and cleaning of the communal areas and garden services. Residents are responsible for their own telephone bills, and for the cost of their own breakfast provisions.
What if I can't afford these weekly charges?
Both houses are eligible for Housing Benefit and Supporting People grants from the London Borough of Sutton. We do not inquire about people's means when they apply, or offer any financial advice, but are happy to suggest where they may be able to obtain such advice and assistance with complete confidentiality.
