I do not need anything bigger.      I really love the restaurant, the meals are wonderful, there are plenty of options for us to choose from and to have someone to cook for me is wonderful.I enjoy the community living, even though we have not been able to receive volunteers in during the Lockdown, there is always something for us to do. The Service Charge and Ground Rent

All residents are required to pay a contribution towards the running costs of the communities' facilities, support services, maintenance of the building and grounds and to accrue a reserve fund that will cover replacement/repair cost of major elements of the building both structural and mechanical. Abbeyfield Southern Oaks (ASO) budgets for these items through a monthly service charge ensuring that funds are always in place so that the building and its common amenities are maintained to a high standard.

Service charges for all vacant apartments will be paid for by ASO, but as a resident you are required to pay the service charge under any and all circumstances whilst you are the leasehold owner.

To make service charges as affordable as possible, ASO has agreed to allow homeowners to defer the elements of the service charge payments that relate to long term future renewal and refurbishment costs (the reserve fund contribution) until the eventual sale of the apartment by the current owner. The amount payable at the date of sale will be deducted from the sales proceeds. The deduction will be the sum of all the deferred contributions, plus an interest charge and a small administrative charge.
